The chair of the Commons housing committee has formally requested that the Chancellor accelerate the release of funds from the £39 billion Social and Affordable Homes Programme. Current government planning schedules defer significant portions of this capital expenditure until after the next general election.
Industry representatives report that housing associations possess the capacity to deliver an additional 41,000 homes over the next decade, including 25,000 units designated for social rent. Achieving this output would require an immediate injection of £5.3 billion from the existing programme budget.
This request highlights a strategic tension between the government’s 1.5 million home construction target and current fiscal disbursement timelines. While the government has already allocated £10 billion toward 70,000 units, critics argue that delaying the remaining funds risks stalling shovel-ready projects and exacerbating social housing deficit.
