UK House Prices Rise Annually UK house prices increased by 3% annually in April, marking the fastest annual pace in 11 months, according to Nationwide data released this month. This rise positioned the typical UK property value at £278,880. Concurrently, house prices also recorded a monthly increase of 0.4% in April, following a 0.9% rise in March, extending a four-month growth trend.
The sustained growth occurred despite a 0.3% monthly fall anticipated by city economists and a decline in consumer confidence. Nationwide's chief economist noted that the housing market continued to regain momentum, supported by the relative strength of household finances, including lower aggregate household debt relative to income and accumulated savings buffers.
On a three-month basis, prices rose by 1.2%, up from 0.7% in the previous quarter, representing the highest growth since February 2025. This data reflects transactions at the mortgage approval stage, providing an indicator of market activity. The Bank of England maintained interest rates but cautioned about potential future increases if energy costs remain elevated.
