Istanbul rents top Turkish ranking at 36,877 lira

Istanbul recorded Turkey’s highest reported average monthly home rent, at 36,877 lira, in a provincial ranking published by Onedio on Oct. 14, 2026.

The figure was 7,193 lira above Ankara’s 29,684 lira average and about 1.8 times the rent level of the lowest-ranked provinces in the top 10, according to the news article.

İzmir ranked third at 24,308 lira. Trabzon followed at 23,886 lira, putting the Black Sea city 422 lira behind İzmir and ahead of Bursa and Antalya in Onedio’s list.

Muğla, which includes major holiday districts, ranked fifth at 23,685 lira. Bursa was sixth at 22,550 lira, followed by Diyarbakır at 21,968 lira and Antalya at 20,702 lira.

Kocaeli and Konya shared ninth and 10th place, each with an average monthly rent of 20,502 lira. Onedio said some Anatolian provinces in the top 10 exceeded more populous metropolitan areas, underscoring how rent pressure is not confined to Turkey’s three largest cities.

The article did not identify the underlying data provider, sample size or calculation method for the provincial averages. That limits how far the ranking can be compared with official housing, income or inflation indicators.

For households, the ranking points to rent as a large recurring cost in major urban budgets. For policymakers, it adds a local dimension to Turkey’s housing affordability debate, where city-level supply, migration, tourism demand and income conditions can produce different pressures across provinces.
