Eastern Bangkok land prices rise 39% in third quarter
REIC data shows infrastructure-linked eastern districts outpaced inner Bangkok as Greater Bangkok’s undeveloped land index reached 459 points.

Thailand’s Real Estate Information Center said third-quarter 2026 land prices in Bangkok’s Phra Khanong-Bang Na-Suan Luang-Prawet cluster were 39% higher than a year earlier, the Bangkok Post reported in an Oct. 27 property article.
The center’s figures put the area ahead of Inner Bangkok, where prices increased 12.7% year on year, highlighting how transport projects and mixed-use developments are redirecting developer interest eastward.
According to the article, the Real Estate Information Center said prices in the eastern cluster had increased for five consecutive quarters. It described the area as a potential new central business district for eastern Bangkok.
The center linked the rise to major transport connections, including the BTS Sukhumvit Line, the Yellow Line, the Airport Rail Link and the proposed Bang Na-Suvarnabhumi light rail route. It also cited expressways and motorways connecting the area with central Bangkok and the Eastern Economic Corridor.
The Bangkok Post article said the planned Bangkok Mall, a large mixed-use and retail development, was another factor supporting land values as urban expansion moves east from inner Sukhumvit. The report did not provide transaction volumes or project-by-project pricing data.
The Real Estate Information Center also said the pace of price growth in the eastern cluster had started to moderate, even while the area remained the strongest among the five leading locations tracked in the article.
Inner Bangkok ranked second with a 12.7% year-on-year increase, supported by limited vacant land and competition for commercial sites, according to the center. The article said those conditions have pushed developers toward acquiring and redeveloping existing properties in established business districts.
Samut Sakhon ranked third with an 11.4% increase, supported by Rama II Road and progress on the M82 elevated expressway, the report said. Pathum Thani’s Muang, Lat Lum Kaeo and Sam Khok areas ranked fourth with a 10.9% gain, while the Rat Burana-Bang Khun Thian-Thung Khru-Bang Bon-Chom Thong area ranked fifth with a 7.5% rise.
For Greater Bangkok as a whole, the undeveloped land price index, a gauge of land values for plots not yet developed, reached 459 points in the third quarter. That was up 2.6% from 447.2 points a year earlier and 4.1% from 440.9 points in the second quarter of 2026.
Along mass-transit corridors, the BTS Sukhumvit Line recorded the fastest land-price growth at 14.3% year on year, with its index reaching 580.2 points, according to the article. The MRT Blue Line and the planned Dark Red Line corridor between Bang Sue and Hua Lamphong each recorded 12.7% growth, with indices of 738 and 726.5 points, respectively.
The report said land prices along the Orange Line corridor between Thailand Cultural Centre and Min Buri rose 11.6%. The Airport Rail Link corridor increased 11.1%, while the Green Line extension from Mo Chit to Saphan Mai and Khu Khot gained 10.8%.
