Dubai asking prices hold as 56,600 homes near market

Bayut said distressed selling has not appeared in its listings, while January data may show more clearly how new supply affects prices.

Dubai asking prices hold as 56,600 homes near market

Bayut said Dubai asking prices stayed broadly steady in the third quarter of 2026 as about 56,600 residential units were estimated by year-end, according to a Khaleej Times article published Oct. 29.

Bayut’s third-quarter 2026 report showed platform visits rose 25% from the second quarter to about 15 million, while listings increased 6%, suggesting buyer interest persisted as more homes came to market.

Speaking at a media briefing in Dubai on Wednesday, Matt Gregory, Senior Director of Strategy at Dubizzle Group, said a sharp correction expected by some market participants had not appeared in the company’s advertised prices.

Haider Ali Khan, CEO of Bayut and Board Member of the Dubai Chamber of Digital Economy, said buyer interest across different communities reflected the range of Dubai’s residential market. “Across many of the popular areas in our report, asking prices have remained broadly steady, giving people more room to compare their options and plan their next move,” he said.

Bayut said average asking prices per square foot for affordable and mid-tier properties generally changed by less than 3% from the previous quarter. Most luxury and ultra-luxury segments moved within 2% in the third quarter.

Four-bedroom villas in Al Barari were the clearest exception. Average asking prices rose 8.2% quarter on quarter to Dh29.6 million, about $8.1 million using the UAE dirham’s dollar peg, compared with Dh44.1 million, or about $12.0 million, for four-bedroom villas on Palm Jumeirah.

Palm Jumeirah remained one of the most searched areas for ultra-luxury apartments, with average asking prices rising 3.4% quarter on quarter to Dh3,490 per square foot. Bayut said Dubai Marina, Downtown Dubai and Dubai Hills Estate remained among the most searched luxury apartment communities.

Jumeirah Village Circle and Business Bay continued to draw mid-tier apartment buyers, with average asking prices of Dh1,419 per square foot and Dh2,158 per square foot, respectively. Among more affordable areas, Dubai Silicon Oasis led searches, with studios averaging Dh556,000 and one-bedroom apartments averaging Dh856,000.

The report also pointed to estimated gross rental yields, meaning annual rent as a share of advertised property value, in selected areas. Dubai Investments Park recorded 9.5% for affordable apartments, compared with 8.5% in Discovery Gardens and 8.4% in Remraam; Deira recorded 10% for affordable villas.

The figures are based on advertised prices rather than completed sale prices. Bayut also said the rental-yield numbers are estimated gross yields and not guaranteed investment returns, a distinction that matters for buyers using listings to assess income potential.

By year-end 2026, the market is estimated to receive about 56,600 new residential units, a supply increase Bayut said had not yet significantly affected asking prices in the communities it tracks.

In January, Bayut expects to publish its fourth-quarter report, which it said should show more clearly how additional homes are affecting Dubai asking prices.
