Host Hotels buys two hotels for $202m and $172m
The lodging REIT expects the Brooklyn and Plano assets to add $6 million of EBITDA during its 2026 ownership period.

Host Hotels & Resorts said in a Nov. 4 press release it bought two U.S. hotels for $202 million and about $172 million in cash, adding properties in Brooklyn and suburban Dallas.
The real estate investment trust said the deals should add $6 million of EBITDA, a non-GAAP profit measure, during its 2026 ownership period, compared with a $4 million net increase in Adjusted EBITDAre over expected interest income.
Host paid $202 million for the leasehold interest in the 195-room 1 Hotel Brooklyn Bridge, where 83 years remain on a ground lease with a government nonprofit lessor. The price equals a 10.2 times EBITDA multiple, or an about 8.2% capitalization rate, based on the property’s estimated 2026 results, the company said.
The company also paid about $172 million for the fee simple interest, or outright property ownership, in the 308-room Renaissance Dallas at Plano Legacy West Hotel. Host said that valuation represents an 11.2 times EBITDA multiple and an about 7.9% cap rate on estimated 2026 results.
James F. Risoleo, Host’s president and chief executive officer, said the purchases add “two high-quality, market-leading properties” at what the company views as attractive valuations. “Together, these acquisitions enhance our portfolio’s quality, performance and geographic diversification, underscoring our disciplined capital allocation approach and commitment to delivering attractive returns and long-term shareholder value creation,” he said in the press release.
Host said 1 Hotel Brooklyn Bridge is expected to rank among its top 10 assets based on estimated full-year 2026 results. The company forecast Total RevPAR, a measure of all property revenue per available room, of $1,130; RevPAR, or room revenue per available room, of $615; and EBITDA per key of about $100,000.
The Renaissance Plano is expected to rank among Host’s top 25 assets on a Total RevPAR and EBITDA-per-key basis, according to the release. Host forecast Total RevPAR of $380, RevPAR of $200 and EBITDA per key of about $50,000 for the property.
The 1 Hotel opened in 2017 and includes 29 suites, 12,000 square feet of meeting space, food and beverage outlets, a spa, underground parking, a fitness center and a rooftop pool. The Renaissance Plano includes 16 suites, 35,000 square feet of meeting space, food and beverage outlets, an outdoor pool, a fitness center and an attached garage.
Host described itself as the largest lodging real estate investment trust and one of the largest owners of luxury and upper-upscale hotels. The company said it currently owns 72 properties in the U.S. and five internationally, totaling about 41,800 rooms, and holds non-controlling stakes in seven domestic joint ventures.
The company cautioned that its expectations are forward-looking and may not be met. Host cited risks including economic uncertainty in the Brooklyn and Dallas/Fort Worth markets, weaker-than-expected growth, additional hotel supply, geopolitical developments, operating risks and capital expenditure needs.
