UK Housing Market Recovery Delayed Until 2028 Amid Elevated Mortgage Rates

UK house prices are expected to decline through 2027 as geopolitical tensions and rising interest rates delay market recovery until 2028.

UK Housing Market Recovery Delayed Until 2028 Amid Elevated Mortgage Rates

The United Kingdom housing market is projected to remain stagnant through 2027, with a sustained recovery not expected until 2028. Analysts forecast a 1.5% decline in average house prices for 2027, driven by geopolitical instability in the Middle East that continues to maintain elevated mortgage rates.

Market pressure is expected to intensify as the Bank of England prepares to raise interest rates from 3.75% to 4.00% in response to September inflation reaching 3.5%. Approximately 2.3 million households face significant payment increases upon the expiration of fixed-rate mortgage deals in 2027, potentially suppressing transaction volumes and buyer sentiment.

Despite these headwinds, a systemic market correction remains unlikely due to a resilient labor market and the fact that most homeowners have already adjusted to higher borrowing costs since 2022. Forecasts indicate a cumulative 15.8% increase in property values, approximately $71,500, over the five-year period ending in 2031. Recovery is anticipated to be led by first-time buyers, supported by government initiatives and improved deposit affordability starting in the second half of 2028.
