Existing home sales saw an unexpected surge in May, marking the highest volume recorded since December. This rebound follows a slight dip in mortgage rates during April, influencing buyer activity.
Sales of previously owned homes rose 3.2% from April, reaching a seasonally adjusted annual rate of 4.17 million units. This figure surpassed economist expectations of less than a 1% gain.
Market Momentum and Affordability
The increase in sales reflects improving affordability conditions, according to Lawrence Yun, chief economist for the National Association of Realtors. Mortgage rates, while slightly up from earlier in the year, remain lower than twelve months prior and align with the long-term historical average.
Income growth is currently outpacing home price increases in most regions, contributing to this positive momentum. This dynamic provides a more favorable purchasing environment for prospective buyers.
Inventory and Pricing Trends
Inventory levels also saw an increase in May, rising 3.3% month-over-month to 1.55 million units available for sale. This represents a 4.5-month supply at the current sales pace, though six months is typically considered a balanced market.
Despite the inventory rise, prices continued an upward trend due to lingering supply constraints. The median price for an existing home sold in May reached $429,300, a 1.3% increase year-over-year and a record high for the month.

The May figures suggest a resilient housing market responding to shifts in interest rates. The contracts for these sales were likely finalized in April, coinciding with a period of slightly reduced mortgage rates following an earlier spike in March.
