Godrej Properties targets ₹20,000 crore cash flow by FY28

Godrej Properties said it expects to generate more than ₹20,000 crore of operating cash flow by March 31, 2028, a target it said would support continued investment in expanding the business. The company indicated the projected cash generation would help fund further land and project additions without an immediate need for external funding.

The company linked the outlook to what it described as consistent sales performance and improving visibility on future cash flows and earnings. Market reaction to the announcement was described as pending.

Bookings momentum and reiterated operating targets

In its June-quarter update, Godrej Properties reported that sales bookings rose 22% to ₹8,651 crore. The company said this marked the sixth consecutive quarter in which bookings exceeded ₹7,000 crore, which it presented as evidence of sustained demand and execution.

Alongside the cash-flow projection, the company said it remains on track to meet or exceed guidance across several operating measures. It specifically cited sales bookings, launches, collections and land acquisition as areas where it expects to deliver against its stated plans.

Godrej Properties also reiterated its guidance of a 20% return on equity for the next financial year. The company positioned the operating cash-flow trajectory as an important contributor to maintaining investment capacity while pursuing these targets.

Near-term cash drivers and milestones through March 31, 2028 Officials said collections and launches in the current fiscal year will be the main drivers of near-term cash generation. The company signaled that progress on these items will be key to tracking performance against its longer-dated operating cash-flow objective.

The company’s statement framed the March 31, 2028 milestone as part of its funding strategy for expansion, particularly for land and project investments. It added that the expected cash-flow build should support continued deployment into growth initiatives while avoiding the need for immediate external fundraising.

An important uncertainty is execution timing: the pace of collections and the delivery of launch schedules will determine how closely operating cash flow aligns with the stated path toward March 31, 2028. The company identified quarterly collections and launch schedules as the key checkpoints to watch over the period.
