The central bank announced on July 21, 2026 that it has cut the reserve price for a 95-acre land parcel owned by Wadia Realty Private Limited in Thane; the move aims to recover ₹1,375 crore. Reaction in credit markets was not immediately available.

The sale notice identified Wadia Realty as the mortgagor and as a corporate guarantor of Go Airlines (India) Limited, formerly GoAir. The parcel sits within assets tied to the Bombay Dyeing group, the notice said.

Officials said the central bank set the revised reserve to improve the odds of a successful sale and accelerate recovery for lenders. For creditors, a lower reserve can increase bidder interest but may also cap recoveries versus outstanding claim values.

Market participants will watch whether the auction attracts infrastructure, real estate or private-equity bidders; each bidder type changes likely recovery and timing. If strategic buyers compete, the bank could recoup close to the stated amount; if demand is thin, the bank may either reprice again or hold the asset longer, prolonging balance-sheet stress for lenders.

The central bank has signalled that it will publish the auction timetable within a week; expect the sale timetable by July 28, 2026. Officials said subsequent steps will determine net recoveries and any knock-on effects for credit spreads tied to related corporate groups.
